Spatio-temporal analysis of built-up area dispersion: evidence from South Aegean Islands

Abstract:
Islands are unique socio-spatial systems defined by their small size and isolation. Their landscapes, shaped by both environmental forces and human activity, are highly sensitive to transformation over time. In particular, the development pressures by various economic and demographic factors have transformed these landscapes, often resulting in urban sprawl. This growth not only affects the physical environment but also poses challenges for sustainable development and resource management. This study investigates the spatial and temporal evolution of built-up areas across South Aegean islands between 2006 and 2018, distinguishing built-up inside and outside settlement boundaries. By quantitatively analyzing built-up areas, population shifts and passenger arrivals by boat and airplane, the study highlights the relationship between these variables. Using spatial analysis and correlation techniques, the results reveal that after 2012, most new construction occurred outside settlements, particularly on islands such as Mykonos, Santorini and Rhodes. Correlation analysis shows strong associations between built-up area dispersion, population, passenger arrivals by boat and airplane, with tourism-related flows more closely linked to growth outside settlements, and population increases driving growth within settlements. These findings highlight the growing pressure on land resources and the need for sustainable spatial planning strategies to protect traditional settlements and limit urban sprawl.
