Abstract: Abstract Property valuation has become increasingly important in China due to growing merger and acquisition (M&A) activities. Although the same internationally accepted valuation approaches are applied in real estate valuation in China, a number of local particularities need to be considered, including the special regulatory environment and the unique ownership structure, such as the so-called land use rights, as well as volatility in market developments.
