Abstract: Abstract The development of asset management at ProRail began in the nineties of the last century, when the railway sector was radically reformed. The rail infrastructure was split from the railway company Nederlandse Spoorwegen and, simultaneously, the engineering office and maintenance company were privatised. Within a few years, the traditional infrastructure organisation with 4000 employees transformed into an independent infrastructure manager with 800 employees. This paper is about the organic way in which an asset management system developed in these circumstances. It describes the essence and principles, the organisation and necessary tools, the results realised and the influence of the circumstances. It closes with seven lessons learned. It demonstrates what is needed to optimally and sustainably manage the performance and cost of assets over the life cycle in accordance to the expectations of the stakeholders.
