Abstract: AbstractThe author outlines the situation on the Czech mortgage market in relation to the specific historic conditions in the new EU economies. Although the reasons for taking on loans are mostly sound, the continuous growth in indebtedness of Czech households poses a risk, since Czech families are not used to the swings in the real estate market, unlike traditional Western economies. The author also describes the current practice of Czech lending institutions and one specific feature of the Czech real estate sector: the difference between market and regulated rents. Deregulation of rents, which is currently under way in the Czech Republic, will cause effects so far unknown to the detail but rather predictable from a global point of view.
