L'explosion de la valeur des terrains en France est-elle uniforme ? Une analyse en Ile-de-France

Abstract:
Housing wealth now represents 6 times GPD in France. According to National Account Statistics, the land value underneath the housing structures are themselves 3 times GDP and rises rapidly. This policy brief provides an overview of the methods to estimate land wealth. It also attempts to investigate the variation of the urban rent in the larger Paris metropolitan area as a function of the distance to the city center. A result that seems to emerge is that, thanks to a very large coefficient of land occupancy in the center that compensate the large value of land in the center, the land share in housing does not show up major trends in space. This is the outcome of a rational economic choice where available space is used optimally given preferences and technological constraints.
