Do new and relocating firms have different preferences for accessibility?

Abstract: Accessibility is one of the most important factors in a location choice decision of a firm. However, new and relocated establishments can value accessibility differently. Research papers differences of accessibility preferences between creations and relocations are scarce. In this paper, we examine these differences in an intraurban setting, the Lyon urban area. We rely on discrete choice models and data for more than 43,000 creations and 11,000 relocations during 2005–2011 from eight economic sectors. Results demonstrate that the effect of accessibility differs between creations and relocations of the same economic sector. This difference depends on the type of the economic activity of the sector. La accesibilidad es uno de los factores más importantes en la elección de la ubicación de una empresa. Sin embargo, los establecimientos nuevos y reubicados pueden valorar la accesibilidad de manera diferente. Las diferencias en las preferencias de accesibilidad entre la nueva creación y la reubicación son escasas. En este artículo se examinan estas diferencias en un entorno intraurbano como el del área urbana de Lyon. Se usaron datos y modelos de elección discreta de más de 43 000 empresas de nueva creación y 11 000 reubicaciones durante el periodo 2005–2011 en ocho sectores económicos. Los resultados demuestran que el efecto de la accesibilidad varía entre la creación y la reubicación en el mismo sector económico. Esta diferencia depende del tipo de actividad económica del sector. アクセシビリティは、企業の立地の選択と決定における最も重要な要素のひとつである。しかし、新しい企業と移転した企業とでは、アクセシビリティについての評価は異なっている。創立時と移転時とでのアクセシビリティに関する選好の違いに関する研究は非常に少ない。本稿では、リヨンの都市部の都市内部的条件においてこの違いを検討する。離散選択モデルと2005~2011年における8つの経済セクターの43,000件以上の新規創立企業と11,000件の移転企業のデータを使用する。結果から、同じ経済セクターでも創立と移転とではアクセシビリティの効果が異なることが示される。この違いはそのセクターの経済活動のタイプによって異なる。
