Der Markt für Wohnbauland – Preisentwicklung und Marktgeschehen unter besonderer Berücksichtigung der größten Städte

Abstract: The article attends to the price development and the market situation of residential building land in Germany with a special focus on the largest cities. It shows which factors are responsible for the price surges and what consequences this has for the affordability of housing. We highlight that in recent years, transactions of residential land have decreased in the big cities, while sales volumes and prices have risen sharply. In particular, residential building land for multi-family housing has become more expensive than average. Finally, the article discusses how the scarcity of residential land can be overcome in the conflict area between sustainability claims, investors’ return expectations and socio-political considerations. Der Beitrag befasst sich mit der Preisentwicklung und dem Marktgeschehen von Wohnbauland in Deutschland mit besonderem Fokus auf die größten Städte. Er zeigt auf, welche Faktoren für die starke Preisentwicklung verantwortlich sind und welche Folgen dadurch für die Bezahlbarkeit des Wohnens entstehen. Es kann aufgezeigt werden, dass in den letzten Jahren immer weniger Verkäufe von Wohnbauland in den Großstädten stattfanden, die Umsätze und die Preise dagegen stark gestiegen sind. Insbesondere Wohnbauland für die Mehrfamilienhausbebauung hat sich überdurchschnittlich verteuert. Der Beitrag schließt mit einer Erörterung, wie der Mangel an Wohnbauland im Konfliktfeld zwischen Nachhaltigkeitsansprüchen, Renditeerwartungen von Investoren und sozialpolitischen Erwägungen überwunden werden kann.
