Abstract:
Abstract With constant shifts in government policies, Chinese developers are finding it increasingly difficult to make projections on how future projects will be financed. As a result, in the past 4 years, asset securitization has become a relatively popular option for Chinese developers. This chapter provides details on China’s asset securitization policies and the regulatory hurdles that need to be addressed. Examples are also highlighted to reveal how commercial mortgage-backed securities (CMBS) products are packaged in China and why some developers are choosing CMBS over traditional bank loans. While China is still in the early stages of asset securitization and CMBS, the market potential for such products could grow substantially over time.
